What we are usually called out to in City of London
The City is almost entirely commercial: office buildings from Victorian banking halls to modern towers, with restaurants, bars, gyms and shops at street level and very few homes outside the Barbican and a handful of other estates. Most floors are let to tenants who fit them out themselves, and the fire alarm runs through every one of those fit-outs.
Forty minutes to an hour from Southgate. Most City buildings have a loading bay or a facilities team who book contractors in, so send us the access rules with the enquiry.

What moves a fire safety price, and where the money actually goes
Fit-outs that touch the landlord’s alarm
Large City buildings usually have one landlord’s addressable system, and every tenant fit-out moves walls, adds meeting rooms and changes ceilings underneath it. Each change needs detectors added or moved, the new devices programmed into the landlord’s panel, and the zone plan and cause and effect updated, or the building ends up with rooms nobody is watching. The work has to be agreed with the landlord’s team and certified, so the building’s records stay whole.
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building (usually the employer, owner, landlord or managing agent) has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.

Fire safety in City of London: your questions
Can you work on a landlord’s system for a tenant fit-out?
Yes, with the landlord’s agreement. We survey the fit-out drawings, add or move the devices, programme them into the existing panel where it is a system we support, and hand over the certificate for the building’s records.
Can you take over an existing system in City of London?
Yes. It starts with a free survey, then a takeover report, £250 + VAT for up to 15 devices. We test what is installed, tell you in writing whether it matches the building and the standard, and quote to take over the servicing. There is no gap in your cover while you switch. In City of London that report usually starts with which devices belong to the landlord’s system and which a tenant’s fit-out added.
How often does a commercial fire alarm have to be serviced?
BS 5839-1 recommends inspection and servicing by a competent person at least every six months. That does not change with the postcode. What changes is what the engineer should be looking at, which is why we survey the building rather than working from a checklist.
