What each accreditation covers, and how to verify it

Repairs that keep the door a fire door

A fire door can look perfect and still fail on a gap, a missing seal or a closer that no longer latches it.

  1. The whole assembly

Leaf, frame, seals, hinges, closer and glazing repaired together, because the rating belongs to all of them.

  2. Priced door by door

Each door costed in writing, so you can see what each one needs and choose the order.

  3. Compatible parts only

Seals, hinges and closers that suit the door set, never whatever happens to fit.

  4. Recorded for the file

What was wrong with each door and what was done, ready for the next check or inspection.

Direct answer: most fire door repairs are a closer that no longer shuts the door into its latch, intumescent seals painted over or missing, gaps opened up by dropped hinges or new flooring, and holes cut for locks or cables. Each is fixable if the door set itself is sound.

What we repair

  • Closers: adjusted or replaced so the door closes and latches on its own, from any angle.
  • Intumescent and smoke seals: replaced where painted over, damaged or missing in sections.
  • Gaps: brought back to the guide, roughly 3mm at the head and sides, by rehanging or adjusting.
  • Hinges and ironmongery: worn or unsuitable hinges, latches and handles replaced with compatible parts.
  • Holes and damage: unauthorised holes and minor damage made good where the door set allows it.
  • Signage: missing or wrong fire door signs replaced.

When a repair is not enough

Some doors cannot be brought back. A leaf that is split or breached, a door cut down below its seals to clear new flooring, or a door set with no label or record of what it was certified as, is a replacement. We say so per door, so a schedule of forty doors is not priced as forty repairs when ten of them need replacing.

Who has to have them checked

The Fire Safety Order requires fire doors to be kept in efficient working order wherever it applies. In England, the Fire Safety (England) Regulations 2022 add quarterly checks of common-part fire doors and annual checks of flat entrance doors in multi-occupied residential buildings with a storey over 11 metres. Our guide to fire door checks explains both, and a fire door inspection is where most repair lists start.

Fire door repairs: common questions

Can any joiner repair a fire door?

A fire door is a tested assembly, so a repair has to keep it within what it was certified as: compatible seals, hinges and closers, and no new holes or cuts the certification does not allow. A repair made with ordinary door parts can leave a door that looks fine and no longer performs. Whoever does it should record what was changed and with what.

When is a fire door beyond repair?

When the leaf or frame itself is breached or badly damaged, when it has been cut down so far that the gaps cannot be brought back, or when nothing tells you what the door set was certified as. Then replacing the door set is the honest answer, and we price it as a separate line rather than patching it.

Our inspection report lists dozens of doors. Can you work from it?

Yes. Send the report and we price it line by line, door by door, so you can see what each one costs and decide the order. Where we did not carry out the inspection, we check the doors on site before we confirm the price.

How do we stop the same doors failing again?

Most repeat failures come from use: doors wedged open, closers disconnected because a door is heavy, flooring changed under a door. Fixing the cause, such as a hold-open device linked to the fire alarm where a door has to stay open, keeps the repair from being undone. Routine checks pick up the rest early.
