Why do fire doors fail?

A fire door is a system, not just a heavy door. It only holds back fire and smoke for its rated period if every part is correct: the leaf, the frame, the intumescent seals, the hinges, the closer, and the gaps around the edges. The most common problems we find are worn seals, damaged closers, excessive gaps and doors propped open. We verify the whole assembly against BS 476-22 or BS EN 1634-1.
