Direct answer: remedial works are the actions a fire risk assessment lists in its action plan, such as a missing detector, an emergency light that fails its test or a fire door that no longer closes. The Responsible Person has to put them right. We carry out the fire alarm, emergency lighting, extinguisher, fire door, signage and fire stopping actions, and quote each one before any work starts.
The remedial works an assessment usually lists
Every report is written for its own building, but most action plans draw on the same handful of things. This is what each kind of action usually means, and what we do about it.
| Action in the report | What it usually means | What we do |
|---|---|---|
| Fire alarm | Detection missing from a room or an escape route, a system below the category the building needs, a panel in fault, or no record of servicing. | Extend, upgrade, repair or service the system to BS 5839-1, as a BAFE SP203-1 registered organisation for fire alarm work, and certificate it. |
| Emergency lighting | An escape route or exit not lit when the mains fails, fittings that fail their test, or no test records. | Add or replace fittings, run the full-duration test and certificate the system to BS 5266-1. |
| Fire doors | Doors that do not close and latch, gaps too wide, missing or damaged seals, broken closers, or doors wedged open. | Adjust and repair door by door, and record each one. A door that cannot be put right is quoted for replacement. |
| Extinguishers | Extinguishers missing, the wrong type for the risk, out of date or not serviced. | Supply and fit the right types, chosen to BS 5306-8, and service them to BS 5306-3. |
| Signs | Missing fire exit, fire door keep shut or fire action signs. | Supply and fit the signs the report asks for. |
| Fire stopping | Gaps where pipes and cables pass through fire-resisting walls and ceilings. | Seal them with fire-rated products, so the wall or ceiling holds back fire and smoke again. |
Some actions are not building work at all: the weekly alarm test, the log book, staff training, the evacuation plan. Those stay with the Responsible Person. We show you how to run the weekly test and keep the log book when we hand the system over.
How we turn the action plan into finished work
Send us the report
The whole report or just the action plan, as a PDF or a photo, by email or on WhatsApp. Tell us any dates in it.
Free survey
An engineer looks at each action on site, because a line in a report rarely says how much work it is.
A quote you can match to the report
Priced action by action, using the report’s own numbering, so you can see which price closes which item.
The work, highest priority first
Carried out in the order the report sets, around the times the building is in use.
Paperwork for each action
Certificates and records for every item done, ready for the assessor and your fire safety file.
An action plan on a shelf is the risk
An assessment that nobody acts on protects no one. It happens most when the assessment is with one firm and the work with another, and the actions wait for months between them.
It matters legally too. The Regulatory Reform (Fire Safety) Order 2005 puts the duty to take the measures on the Responsible Person, and the fire and rescue authority can serve an enforcement notice requiring specific work by a date. Working through the plan, and keeping the paperwork that shows it, is the answer to both.
If you do not have a fire risk assessment yet
Remedial works start from a report. If there is no current assessment, or the building has changed since the last one, that comes first. We carry out fire risk assessments in London, and when we have written the report, the same team can do the work in it.
Blocks of flats
In England, the Fire Safety (England) Regulations 2022 add duties in multi-occupied residential buildings, including regular checks of fire doors in buildings with a storey above 11 metres. The details are in our fire door inspections guide, and the alarm side is on our blocks of flats page.
What remedial works cost
Each action is priced on its own after the survey, because one line in a report can be ten minutes of work or a new system. The written quote shows the price of every item before anything starts, and you decide which to go ahead with.
Fire risk assessment remedial works: your questions
Will you carry out the actions from another company’s fire risk assessment?
Yes. Most of the action plans we price were written by someone else. We work from the report as it stands, item by item. If an action is unclear, we ask before we price it rather than guess what the assessor meant.
How quickly do the actions have to be done?
The assessor sets a priority or a date for each action, and the high priority ones come first. If the fire service has served a notice, the date in the notice is the one that counts. Tell us the dates when you send the report and we plan the work around them.
Do you do every action in the report?
Fire alarm, emergency lighting, extinguisher, fire door, signage and fire stopping actions are ours. Where an action needs another trade, for example structural work or the external wall, the quote says so and we do not price it as ours.
What do I get when the work is finished?
The paperwork that goes with each kind of work: a fire alarm certificate to BS 5839-1, an emergency lighting certificate to BS 5266-1, an extinguisher service record to BS 5306-3, and a written record of the door and other work, so whoever carried out the assessment can see each action has been closed.
