What each accreditation covers, and how to verify it

What we are usually called out to in Tower Hamlets

Tower Hamlets holds a great many of London’s tall residential buildings, from 1960s council towers to new blocks around Canary Wharf and the Isle of Dogs. Canary Wharf and Aldgate are major office districts, and Whitechapel, Spitalfields and Bethnal Green are dense streets of restaurants, shops and flats above.

Forty-five minutes to an hour from Southgate: down the A10 for Whitechapel, the A12 for Canary Wharf.

Buildings we work on in Tower Hamlets

Four building types that come up again and again across E1, E2, E3, E14, and what each one actually needs from a fire alarm system.

  1. Tall residential blocks

Common alarms for blocks on simultaneous evacuation, and servicing that keeps the building’s records complete.

  2. Offices at Canary Wharf and Aldgate

Fit-out changes to large addressable systems, programmed and certified with the landlord’s team.

  3. Restaurants on Brick Lane

Kitchen heat detection, and alarms that link to the flats above.

  4. Converted warehouses

Open-plan lofts and studios where the original detection rarely suits the new layout.

What moves a fire safety price, and where the money actually goes

When a block changes its evacuation strategy

Most residential blocks are designed for stay put: the flats are separated well enough that only the flat on fire needs to leave. Where a fire risk assessment finds that separation cannot be relied on, for example while cladding or compartmentation is being put right, the block may move to simultaneous evacuation, and that needs a common fire alarm that reaches every flat. The system has to be designed, installed quickly, maintained, and taken out again once the remediation is finished.

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building (usually the employer, owner, landlord or managing agent) has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.

Fire safety in Tower Hamlets: your questions

Our block has a waking watch. Can a fire alarm replace it?

Often, yes. A common fire alarm designed for simultaneous evacuation is the usual way to end a waking watch. The fire risk assessment and the fire service guidance decide what is needed; we survey the block and quote for the system it calls for.

Can you take over an existing system in Tower Hamlets?

Yes. It starts with a free survey, then a takeover report, £250 + VAT for up to 15 devices. We test what is installed, tell you in writing whether it matches the building and the standard, and quote to take over the servicing. There is no gap in your cover while you switch. In Tower Hamlets that report usually starts with which evacuation strategy the block runs and whether the alarm matches it.

How often does a commercial fire alarm have to be serviced?

BS 5839-1 recommends inspection and servicing by a competent person at least every six months. That does not change with the postcode. What changes is what the engineer should be looking at, which is why we survey the building rather than working from a checklist.
