What we are usually called out to in Harrow
Harrow is suburban north-west London with a busy centre. The town centre around St Ann’s Road and Station Road is shops and office blocks, a number of which have been converted into flats, and the rest of the borough is houses, schools, care homes and local high streets in Wealdstone, Pinner, Stanmore and Rayners Lane.
Thirty to forty-five minutes west of our Southgate base, depending on the North Circular.

What moves a fire safety price, and where the money actually goes
Offices converted into flats
When an office block becomes flats, the old office fire alarm rarely suits the new use. A block of flats runs either a stay-put or a simultaneous evacuation strategy, which the fire risk assessment has to choose, each flat needs its own alarm, and the common parts need whatever the strategy calls for. A quick conversion can leave an office system wired to the corridors and nothing in the flats.
Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building (usually the employer, owner, landlord or managing agent) has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.

Fire safety in Harrow: your questions
Our block was converted from offices. Does the old fire alarm still count?
Not automatically. The fire risk assessment has to decide how the building is evacuated now, and the alarm has to match that decision. We survey what is installed and tell you in writing what can stay and what has to change.
Can you take over an existing system in Harrow?
Yes. It starts with a free survey, then a takeover report, £250 + VAT for up to 15 devices. We test what is installed, tell you in writing whether it matches the building and the standard, and quote to take over the servicing. There is no gap in your cover while you switch. In Harrow that report usually starts with whether a building converted from offices has the alarm a block of flats needs.
How often does a commercial fire alarm have to be serviced?
BS 5839-1 recommends inspection and servicing by a competent person at least every six months. That does not change with the postcode. What changes is what the engineer should be looking at, which is why we survey the building rather than working from a checklist.
