What each accreditation covers, and how to verify it

What we are usually called out to in Hammersmith and Fulham

Hammersmith and Fulham is terraced London: long streets of Victorian and Edwardian houses, a large share of them split into flats or let as shared houses. Hammersmith itself has a cluster of office buildings around the Broadway, Shepherd’s Bush and White City add shopping centres, studios and new blocks, and the high streets carry restaurants and bars with flats above.

Forty-five minutes to an hour from Southgate along the North Circular and the A40, depending on the time of day.

  3. Offices around the Broadway

Addressable systems over several floors, serviced every six months under BS 5839-1.

  4. Restaurants with flats above

Kitchen heat detection, and a link that warns the flats when the restaurant alarm goes off.

What moves a fire safety price, and where the money actually goes

Terraces turned into flats

A house split into flats needs an alarm that matches how the conversion was done. Where the walls and doors between flats give real fire separation, each flat can have its own alarm; where they do not, the flats and the shared hallway need alarms that are linked, so a fire in one wakes the others. Many conversions were done before anyone asked the question, and the fire risk assessment is the place to settle it.

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building (usually the employer, owner, landlord or managing agent) has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.

Fire safety in Hammersmith and Fulham: your questions

My flat is in a converted house. Who is responsible for the fire alarm?

The common parts are the responsibility of the freeholder or managing agent as the Responsible Person; the alarm inside your flat is usually yours. Where the alarms are linked, the freeholder looks after the system, and the fire risk assessment says what it has to cover.

Can you take over an existing system in Hammersmith and Fulham?

Yes. It starts with a free survey, then a takeover report, £250 + VAT for up to 15 devices. We test what is installed, tell you in writing whether it matches the building and the standard, and quote to take over the servicing. There is no gap in your cover while you switch. In Hammersmith and Fulham that report usually starts with whether the flats in a converted terrace are linked the way the fire risk assessment says they should be.

How often does a commercial fire alarm have to be serviced?

BS 5839-1 recommends inspection and servicing by a competent person at least every six months. That does not change with the postcode. What changes is what the engineer should be looking at, which is why we survey the building rather than working from a checklist.
