What each accreditation covers, and how to verify it

What we are usually called out to in Kensington and Chelsea

Kensington and Chelsea is mostly residential and mostly old: stucco terraces, mansion blocks and large houses, many of them split into flats, with hotels in converted townhouses around Earl’s Court and South Kensington, and shops and restaurants along Kensington High Street, the King’s Road and Portobello Road.

Fifty minutes to an hour from Southgate across town. Parking is the hard part here: if the building has a bay or a contractor permit, tell us when you book.

Buildings we work on in Kensington and Chelsea

Four building types that come up again and again across W8, W11, SW3, SW5, SW7, SW10, and what each one actually needs from a fire alarm system.

  1. Large period houses

Systems over several floors, often a conventional panel with a zone per floor, serviced without disturbing the ceilings.

  2. Mansion blocks

Common parts usually under a stay-put strategy, with each flat on its own alarm and emergency lighting on the stairs.

  3. Houses converted into flats

Interlinked alarms in each flat and the shared hallway, to the grade the fire risk assessment calls for.

  4. Townhouse hotels

Sleeping risk on every floor of a building never designed as a hotel, so detection in every room and a clear route out.

The same services across W8, W11, SW3, SW5, SW7, SW10: the assessment first, then the work it specifies and the servicing that keeps it compliant.

What moves a fire safety price, and where the money actually goes

Fire alarms in listed and period buildings

Many buildings here are listed or in conservation areas, with ornate plaster ceilings and cornices that nobody wants drilled. Detectors have to sit where they work and where the ceiling allows, cables have to be run with as little disturbance as possible, and testing has to leave the plasterwork as it was. On our Kensington service every detector was tested in place from the floor with a pole tester, which is how a period ceiling should be treated.

Under the Regulatory Reform (Fire Safety) Order 2005, the Responsible Person for the building (usually the employer, owner, landlord or managing agent) has to make sure a fire risk assessment is carried out and the fire precautions are kept working. Getting the design wrong is not just a technical problem, it is that duty left unmet.

Fire safety in Kensington and Chelsea: your questions

Have you worked in Kensington?

Yes. In October 2026 we serviced the fire alarm at a period house in W8: a C-TEC conventional panel, four zones and twelve detector tests, all passed. The write-up, with photographs, is on our projects page.

Can you take over an existing system in Kensington and Chelsea?

Yes. It starts with a free survey, then a takeover report, £250 + VAT for up to 15 devices. We test what is installed, tell you in writing whether it matches the building and the standard, and quote to take over the servicing. There is no gap in your cover while you switch. In Kensington and Chelsea that report usually starts with whether the detectors in period rooms are the right type and can still be reached for testing.

How often does a commercial fire alarm have to be serviced?

BS 5839-1 recommends inspection and servicing by a competent person at least every six months. That does not change with the postcode. What changes is what the engineer should be looking at, which is why we survey the building rather than working from a checklist.
